Burnt Oak Primary School – New Building

Elliott Off-Site Building Solutions was commissioned by Medway Council to design and build a new primary school. The 2500m2 school is built over two storeys and comprises 12 classrooms with a foundation unit for reception and nursery children, two large multi-purpose assembly halls and a large ICT suite. The facility also includes a fully fitted kitchen, passenger lift, large outdoor play areas and landscaping with low maintenance plants.

The building was constructed over two floors using a Hybrid system of a steel frame in combination with Elliott Off-Site’s timber wall panel system, with concrete ground floor and high performance metal deck composite floor system for the first floor. The two storey building is ventilated using a heat recovery system. The load bearing timber stud walls are highly insulated to achieve low energy consumption and clad in a combination of Sto Render and brickwork. Other energy efficiency measures incorporated in to the design were PIR activated lighting and condensing boilers. All materials were assessed in terms of their use, embodied energy, environmental impact, lifecycle
costings and recyclable potential.

One of the key challenges the project faced was the logistics of working adjacent to a live school environment and nearby residential area in addition to restricted and limited access to the site.

The school is situated in a densely built area, occupying a corner site overlooked by housing. It is a modern building which successfully creates a place which is welcoming, child-friendly in scale and non-institutional in appearance.
