Fireflex® - Fire Rated Modular Buildings

Fireflex® are quality, fire rated modular buildings from Elliott. Temporary modular building solutions, specifically designed to provide fire resistant construction offices on site. Ensuring that operators meet The Joint Code of Practice on the Protection from Fire of Construction Sites and Buildings Undergoing Renovations publication entitled “Fire Prevention on Construction Sites”, 9th Edition.

Fireflex modular offices have been developed and structured so the module is fire rated to exceed the requirements of the Joint Code of Practice. These fire rated modular buildings have a minimum performance of 60 minutes to provide a high level of fire protection, not only those inside but anyone in nearby buildings, structures and properties.

Fireflex is available for use as a single, two or three-storey building in applications that don’t need approvals from local Building Regulations and standards. Fireflex has been independently assessed by Exova Warringtonfire.

Fireflex exceeds the minimum requirements of the Fire Preventions on Construction Sites Joint Code of Practice, 9th Edition with a minimum 60 minute performance from inside to out.

Fireflex has strength and stability that has been assessed in accordance with Eurocode UK National Annexes and available as one, two or three storeys.

Fireflex has been insulated to exceed the minimum requirements stated in BS6767-1:1999, Transportable Accommodation Units.

The steel suspended floor and columns mean the finished floor level is raised clear off the ground providing an essential resistance to ground moisture.

Fireflex modular buildings have a design life of 50 years and a ‘lacquer coated’ steel finish that predicts service life up to 20 years to first repaint.

Opening windows are all fitted with active fire curtain barrier assembly that provides a minimum of 120 minute integrity, as assessed by Exova Warringtonfire.

In line with the Joint Code of Practice the Elliott Fireflex modular building have various building elements from Exova Warringtonfire to ensure they are fire rated.

1. The wall panels are 100mm sandwich panels with an outer sheet steel and Rockwool insulation. Panels are tested to EN-1364-1 and achieve 90 minutes integrity and 60 minutes insulation. Each wall panel on the Fireflex modular building provides a level of fire rating over and above the 30 minutes integrity and insulation requested by the Joint Code of Practice.

2. The doors are certified as providing a fire resistance of up to 240 minutes integrity, and provide a level of fire rating over and above the 30 minutes integrity only requested by the Joint Code of Practice.

3. There are two glazing options available for the windows. The first is a fire rated window which is fixed shut. A technical assessment is carried out by Exova Warringtonfire to confirm that the proposed windows provide a level of 60 minutes integrity when installed. This window option provides a level of fire rating over and above the 30 minutes integrity only requested by the Joint Code of Practice.

The second option is to have openable windows and the fire rating provided with a fire curtain. Exova Warringtonfire carry out an assessment to review the fire resistance performance of an active fire curtain barrier assembly over the window openings so that the proposed system will achieve 120 minutes integrity. This option provides a level of fire rating over and above the 30 minutes integrity only requested by the Joint Code of Practice.

4. Ceilings are constructed from 100mm think Ceiling Panel which achieves 60 minutes integrity and 60 minutes insulation which provides a level of fire rating over and above the 30 minutes integrity and insulation requested by the Joint Code of Practice.

Instructions for use &
protection against fire

It’s important that the Fireflex® modular building is in the same condition that it was handed over to you as client by the installation team, as approved by Elliott. It is also important that when a Fireflex modular office is under your care, no alterations or modifications are made to the building unless you have specific written permission from the Elliott team. This is extended to not breaking down or through any of the walls or ceiling panels as doing so can compromise the fire rated design and performance of the modular building. The Fireflex® Modular Building System is not to be used as a sleeper cabin by anyone working on site or otherwise unless you obtain specific written permission from Elliott to do so.
